Cleveland’s newest Holiday Inn may look like an ordinary hotel from the outside, but its location, purpose and special features make it one of a kind. The hotel is built near the world-renowned Cleveland Clinic and is designed to serve the large number of people who visit or serve the sprawling clinical campus. Looking inside the hotel, visitors will find another unique feature: a mechanical room equipped with 29 wall-mounted A. O. Smith ATI 540H-N tank-full condensing water heaters.
“We’ve done a few tankless installations in Ohio, but never anything of this magnitude,” observed Kevin Conyngham of LIBB Company, Inc., the manufacturer’s representative responsible for coordinating the project.
The owners of the hotel, which opened in May, wanted to use tankless water heaters because of the Cleveland Clinic’s interest in energy efficiency and sustainability, Conyngham explained. The 199,000 BTU A. O. Smith units provide an energy factor of 0.95 and, working together, provide more than enough hot water for guests and hotel staff.

Unlike many hotels, the new Holiday Inn-Cleveland Clinic will not experience the same 6:00 to 8:00 a.m. hours. “peak hours” in the morning when guests need large amounts of hot water for showers or bathing. Providers to the nearby clinic, visiting doctors and family members of patients make up most of the hotel’s guests – they tend to come and go at all hours of the day or night. However, A. O. Smith units are ready to meet their hot water needs during the day.
The 29 units are divided into two zones, explained Jim Roddy Jr., president of Northern Ohio Plumbing Co., Inc., the mechanical contractor that installed the water heaters. Eleven units provide 140 degree hot water to the laundry and kitchen, while 18 units serve the 284 guest rooms with 110 degree hot water. Unsurprisingly, the laundry needs the hottest water, although the Moce Café and Bar and the hotel’s event facilities also need plenty of hot water. The modular capability of A. O. Smith tankless water heaters means that the units can be scaled to meet peak demands while, at the same time, saving energy and cost to the owner group.
The NOP team identified a number of creative methods that saved space and reduced costs during installation. The original specification called for the tankless units to be mounted on a prefabricated rack system in the mechanical room. Instead of using the rack system approach, Ben Welton of NOP came up with a unique wall mount that saved mechanical room. The units staggered to make the most of the available walls; the gradual approach also better accommodated the piping and leakage of the water heaters.
NOP also maximized the wind capabilities of the non-tank units. The contractor installed one large plenum that branched to individual air intake ducts to supply the 29 water heaters with fresh air. This method required creating only one hole in the outer wall of the mechanical chamber. The units’ exhaust pipes are collected in a set of four large exhausts which leave the building through a single wall. PVC water lines from each of the tankless water heaters lead to a series of risers; one pair of elevators serves each hotel floor.

The modular capacity of the A. O. Smith tankless condensing water heaters eliminated the need for the hot water storage tank typically found in a hotel application. NOP tested the system, running multiple showers on multiple floors at once, Roddy noted. The water heaters could keep up with demand.
A. O. Smith 199, 000 BTU tankless units are rated to deliver a maximum flow rate of 10 gallons of hot water per minute. Even in the dead of Cleveland’s cold winters, the water heaters are capable of providing at least four gallons of hot water per minute or seven gallons of mixed water, Conyngham noted.

While the low-boy electric water heater is nothing new in multi-unit residential applications, the federal National Appliance Energy Conservation Act (NAECA) energy efficiency rules that went into effect in 2015 have created a problem for plumbing contractors on new jobs.
